Why New Builds Still Need a Pre-Purchase Building Inspection in Point Cook

Point Cook, VIC New Brick Veneer Build 20+ Defects Found Steve Arthrell — Reg. Building Practitioner

There's a common assumption that newer homes don't need a building inspection. A recent pre-purchase building inspection in Point Cook carried out by Inspectra Property Inspections proves otherwise. Even in Melbourne's fastest-growing suburbs, construction defects show up regularly — and they're easy to miss at an open home.

Below we walk through the key findings from this inspection so buyers across Point Cook, Hawthorn, Camberwell, Glen Waverley, Toorak and surrounding suburbs can see exactly what a professional inspection uncovers on a newer build.

The Property at a Glance

This was a relatively new brick veneer home on a concrete slab in one of Melbourne's newer estates. On the surface, everything looked move-in ready. Our pre-purchase building inspection in Point Cook identified a mix of moderate and minor defects — many stemming from construction shortcuts that are increasingly common across Melbourne's growth corridors.

Moderate Defects Found

While no major structural defects or safety hazards were identified, several moderate defects were flagged — each one carrying the potential to cause structural damage if left unaddressed.

Moderate Defect

Damp-Proof Course Bridged by Render

The rendered finish had been applied directly across the damp-proof course on the front and right elevations. Under Australian Standard AS 3700, render must not bridge a damp-proof course as it can allow moisture to migrate upward through the brickwork. A qualified professional needs to scribe a cut line through the render back to the damp-proof course to restore its function.

This is a defect we regularly encounter during a pre-purchase building inspection in Point Cook and across newer estates in Tarneit, Werribee and surrounding suburbs where rendered finishes are standard on new builds.

Moderate Defect

Concrete Floor Cracking

Fine 1–2 mm cracking was noted across the concrete slab. While some cracking can occur naturally as concrete cures, it may also indicate early structural movement. The recommendation was to monitor and consult a licensed structural engineer if the cracks worsen over time.

Slab cracking is one of the more common findings in any pre-purchase building inspection in Point Cook or similar growth areas where reactive soils and fast construction timelines can contribute to early movement.

Moderate Defect

Site Drainage Requires Improvement

The ground and paving levels around three elevations lacked sufficient fall to divert surface water away from the base of the walls. Poor site drainage creates unstable foundations and can have a serious structural effect on the dwelling over time. Rectification was recommended, including possible installation of drains connected to the stormwater system.

Moderate Defect

Broken Downpipe

The downpipe at the rear elevation was damaged at the outlet. Water leakage from a broken downpipe can have a direct structural effect on the dwelling and creates conditions that attract termites — even on newer builds.

Minor Defects — Construction Gaps That Add Up

The bulk of findings in this pre-purchase building inspection in Point Cook sat in the minor category. Individually they're manageable, but together they reveal a pattern of finishing and sealing shortcuts that are common across new estate builds.

External Walls & Sealing

  • Mortar beds between brickwork at the rear were deteriorating and required re-pointing by a bricklayer.
  • Gaps were present at brickwork intersections and where different wall cladding materials meet — requiring re-flashing or resealing with flexible acrylic caulking to prevent water ingress.
  • Unsealed service penetrations through external walls were noted in multiple locations, including at the internal rainhead. These gaps need sealing to prevent water penetration and decay to surrounding framing.

Windows

Gaps were found between window frames and wall cladding. All perimeter windows were recommended for resealing with a new flexible caulking sealant to keep them watertight and protect the surrounding timber framing.

Window sealing defects are something our team picks up on nearly every pre-purchase building inspection in Point Cook and across new builds in Werribee and Tarneit. They're rarely visible to buyers at an open home.

Roof, Flashings & Gutters

  • Parapet apron flashing on the front and left elevations was out of alignment with insufficient fall, which can lead to water pooling and flashing rust.
  • Water was actively ponding on the front elevation flashing, requiring realignment by a roof plumber.
  • Box gutters were flagged for further assessment in wet conditions, given their tendency to leak and cause structural decay.
  • Downpipe and gutter joints on the right elevation were leaking and required resealing.
  • Eave linings on the left elevation were loose and needed securing by a carpenter.

Wet Areas — Bathrooms

Both bathrooms presented with similar findings. A pre-purchase building inspection in Point Cook on a newer home will always assess wet areas closely, as waterproofing compliance is often impossible to confirm visually once tiles are installed.

  • Shower drain sealant was missing or deteriorating in both bathrooms.
  • Shower tile-to-base sealant needed replacement.
  • Loose grout was present in one shower recess.
  • Minor leakage was detected under one shower screen — an easy repair but one that requires attention before it causes structural decay.
  • Waterproofing membrane installation could not be confirmed in either bathroom due to installed tiles.
  • Slow drainage was noted at one basin, suggesting a possible partial plumbing blockage.

Ceilings & Internals

  • Minor ceiling undulation was noted in both the garage and main living area, caused by adhesive failure between the ceiling lining and frame.
  • Kitchen appliances were not tested as part of the building inspection scope and were recommended for independent assessment prior to purchase.

Hot Water Service

The pressure relief valve on the hot water unit was leaking and required checking or replacement by a licensed plumber.

Why New Builds Still Need an Inspection

This property had no major structural defects — but it had over 20 individual findings that a buyer would never spot at an open inspection. From bridged damp courses and unsealed penetrations to drainage shortfalls and wet-area sealing gaps, these are the kinds of defects that compound over time if left unaddressed.

A pre-purchase building inspection in Point Cook gives you a complete picture of the property's condition before you commit — regardless of how new the home is.
